What is an asbestos management survey?
An asbestos management survey is generally referred to as a ‘standard survey’. The purpose of this survey is locate – as far as reasonably practicable – the presence and extent of any potential asbestos containing materials (ACMs) in the building. The survey will identify ACMs which could be damaged or disturbed during normal everyday occupancy, including any everyday maintenance activities. The survey will also include an assessment of the condition of the materials.

What’s involved with an asbestos management survey?
Asbestos management surveys can include some intrusive work and cause some disturbance. The level of this intrusion will differ between sites, and various factors will apply – such as building type, construction method and general accessibility. Our surveyors will inspect all areas of the building – or the required area – to locate all asbestos-containing materials. This type of asbestos survey will not cause major damage to the building or areas. A management survey will generally include an inspection of all floors, walls, ceilings, surface levels, suspended ceiling voids, loft voids, accessible risers, etc.
The management survey, where required, will also include the collection of any suspect samples, and the analysis of these samples, to confirm whether asbestos is present or not. Our surveyors make every effort to positively identify any suspect materials through sampling. All types of suspect materials will be sampled during the survey for confirmation purposes.
As part of a management survey, material risk assessments will be undertaken on all suspect materials. The material risk assessment works out the likelihood of the material releasing asbestos fibre if it is damaged or disturbed. This assessment provides initial information for the duty holder to help evaluate and produce a plan for managing the asbestos.
Asbestos management surveys also cover everyday simple maintenance work. However the duty holder should be aware that where ‘more extensive’ maintenance or repair work is needed, a management survey may not provide adequate information to enable the works to proceed. More intrusive/destructive investigations may be needed in the form of a localised asbestos refurbishment survey. An asbestos refurbishment survey should be undertaken before starting any work which disturbs the fabric of the building.
